MOREHEAD, Ky. — A parcel of real estate in Rowan County has been ordered sold at a public judicial sale following an order issued by the Rowan Circuit Court.

According to a Notice of Commissioner's Sale filed in Rowan Circuit Court, the property will be sold Wednesday, July 8, 2026, at 10:00 a.m. at the Rowan County Judicial Center, located at 70 West Main Street in Morehead.

The sale stems from a foreclosure action in the case of U.S. Bank vs. Douglas Stone, et al. The court entered its judgment and order of sale on June 16, 2026, with a total judgment of $90,890.63, plus applicable interest, court costs, fees and other expenses.

The property being offered consists of approximately 2.0 acres located on Campbell Branch in Morehead. The tract is identified as Tract A, fronting PVA Parcel No. 121-00 0015.01, and is described in deed records maintained by the Rowan County Clerk's Office.

According to the notice, the successful bidder will be required to make a 10 percent down payment on the day of the sale, with the remaining balance due within 30 days. If the successful bidder chooses to post an approved surety bond instead of paying cash, the bond must secure the full purchase price and bear interest at the judgment rate until paid.

The property will be sold "as is" and subject to any existing easements, restrictions, or other matters of record. The notice also advises that if the property's appraised value exceeds two-thirds of its appraisal, the defendant may have a six-month right of redemption after the sale under Kentucky law.
